Compare two mortgage offers
Put two offers from banks side by side, with their fixed rate, margin over IRCC and fees, and see which one costs less.
An estimate, not an offer or a recommendation. Actual terms depend on the bank and on your situation.
How it's calculated
For each offer we build an equal-payment schedule: the fixed rate for the first years, then IRCC plus the margin, with the payment recalculated on the remaining balance. IRCC after the fixed period is an assumption; by default we use the value in force today.
The cost compared is everything you pay on top of the amount borrowed: interest, costs at signing and monthly costs. Principal repaid is left out because you pay it either way. If you expect to sell or refinance sooner, pick a shorter comparison period.
DAE includes every cost over the whole term and assumes IRCC stays at the chosen value. It is good for comparing, but it is not a promise: the real rate depends on IRCC.
