What buying a home costs on top of the price

Notary fees and land-registry charges from the official scales, plus what the bank asks for, so you know how much cash you need on signing day.

An estimate, not an offer or a recommendation. Actual terms depend on the bank and on your situation.

How it's calculated

Notary fees are the minimums set by Justice Minister Order 177/C/2024, in bands by the value in the contract (annex 2 point I for the sale and point V for the mortgage; annex 1 point 25 for loans under government programmes). A notary may charge more, never less. If the contract price is below the notaries' chamber valuation, the fee is worked out on the valuation.

Land-registry charges come from ANCPI Order 16/2019: 0.15% of the value in the deed to register a natural person's ownership, at least 60 lei, and 100 lei plus 0.1% of the loan to register the mortgage. The 21% VAT applies to the notary's fee, not to the home's price.

Valuation, agency commission and other costs are your figures: they vary between banks and agencies. The result is an estimate; the notary gives you the exact amount before signing.
