Rent or buy?
Compare the wealth you'd have buying a home with a mortgage against renting and investing the difference.
An estimate, not an offer or a recommendation. Actual terms depend on the bank and on your situation.
How it's calculated
We assume you spend the same amount each month either way. If you rent, you invest the down payment and purchase costs you didn't pay, plus the difference in months when rent is lower than the cost of owning. If rent becomes higher, it is the buyer who invests the difference.
The buyer's wealth is the home's value minus selling costs and the loan balance, plus anything invested. The renter's wealth is the investment portfolio.
The result depends heavily on three assumptions that are hard to predict: how fast home prices rise, how fast rents rise, and what investments return. Change them and see how sensitive the answer is. The calculation leaves out tax on investment gains.
