How much can I borrow for a home

Estimate the maximum loan and home price from your income, other payments and the down payment you have.

An estimate, not an offer or a recommendation. Actual terms depend on the bank and on your situation.

How it's calculated

BNR Regulation 17/2012 caps total loan payments at 40% of net income. For a loan in a currency you don't earn in, the cap is 20%. For a first home you will live in, both caps rise by 5 percentage points. We subtract the payments you already make to get the maximum payment for the new loan.

The minimum down payment is 15% for a loan in lei. For a loan in another currency it is 20% if you earn in that currency, otherwise 25% for euro and 40% for other currencies. For a home you won’t live in, it rises by 10 percentage points. The maximum home price is the loan plus your down payment, but no more than the minimum down payment allows.

These are the regulatory ceilings; your bank may ask for more and also weighs your payment history, type of income and age. The result is an upper limit, not an approval. Check the line with the rate two percentage points higher: a payment you can only just afford today is too high.
